Recent changes to BC's Strata Property Act will free up more units for renters. These are the points of note:
- Only buildings with 55 or older age restriction may keep the restriction under the amended Strata Property Act
- Long term rentals in excess of 30 days are now allowed in ALL strata title developments, in cases where there is an allowable age restriction, tenants must meet that criteria.
- Whether one or all tenants must be 55 + is still up to the strata to decide
- Strata cannot restrict rentals in any way (save the 55 or older age bylaw) ie by requiring strata approval of tenants or setting any criteria
- Strata can now reach out to the residential tenancy board in cases where landlords are negligent, clarity not yet provided
